Short Term Rental

  • Short term rental registration & annual re-registration

  • Stocking unit per the Department of Tourism Checklist

  • Setting up listing on short term rental platforms (Airbnb, VRBO)

  • Weekly Data Driven Smart Pricing adjustments

  • Monthly Data Driven Market & Competitor analysis

  • Professional cleaning & Inspection in between stays

  • Monthly Department of Tourism Tax filings

  • Stocking consumables

  • Biannual inspection & stock count

  • General property maintenance & upkeep

  • Facilitating payment of monthly bills (Electricity, Water, Pest Control, A/C maintenance etc.)

    Cost:

  • 12.5% of Gross Revenue.

  • For units with gross revenue exceeding US$200k a lower rate is offered.

Long Term Rental

  • Staging & advertising of property

  • Placing tenants

  • Tenant communication and management

  • General property maintenance & upkeep

  • Annual lease increase negotiations

  • Biannual inspection & stock count

  • Professional cleaning & Inspection in between tenants

  • Contract services including tenant check, security deposit & rent collection

  • Facilitating payment of monthly bills (Electricity, Water, Pest Control, A/C maintenance etc.)

  • Quarterly Financial Statements

    Cost:

  • 8% of Gross Revenue

  • For units with gross revenue exceeding US$150k a lower rate can be discussed

  • Placement fee of tenant is equal to 1 month's rent

Ancillary Services

  • Renovations / Project Management

  • Interior Design

  • Property investment viability analysis report

  • Intending to invest in a Cayman Islands property but unsure whether it will be worth it?

    • ​We’ll provide a detailed report for either short term and long-term rental properties showing you the potential revenue to be earned.

    • Cost – US$250 per report (If you sign up with us this fee will be given as credit)
